A residential planning uplift within one of Europe’s most exclusive private estates.
The site was 7.5 acres. The existing house substantial by any normal measure - 7,092 square feet. But the architectural design potential sat elsewhere.
The task - to unlock it within a set window of time.
Working with top-level advisors, I pursued a strategy that would create both design impact and maximum yield.
The result: consent for 28,310 square feet. A fourfold increase in deliverable value with a Gross Development Value of circa £30 million - a figure that reflects the potential of the existing and what can be made possible.
